Most people advising Canadians on Dubai real estate are paid when you buy. We built this differently on purpose.
I spend most of my working life inside other people's numbers. Financial statements, corporate returns, the unglamorous detail of what a business actually earns after everything is accounted for. That work shapes how I look at an investment property, and it is why this platform exists in the form it does.
The Dubai market reaches Canadians mostly through advertising. Headline yields, tax-free returns, a photograph of a skyline at dusk. What is almost never included is the analysis an accountant would do before committing capital: what the net return looks like after service charges, what happens to the numbers if the currency moves, what the Canadian filing obligations are, and what the downside scenario costs you.
That gap is the reason I started BuyDubaiLuxury.
What we do
We are an independent advisory platform, not a brokerage. We do not hold inventory, we do not list properties, and we are not trying to move a particular developer's stock. What we do is help you work out whether Dubai property belongs in your strategy at all, and if it does, connect you with established developers and RERA-registered brokers on the ground who can execute properly.
That distinction matters. A broker's incentive is for you to transact. Ours is for you to make a decision you are still comfortable with in five years, because this business runs on referrals and repeat relationships rather than volume.
Why Canadians specifically
Because the Canadian side of a Dubai purchase is the part that gets ignored, and it is the part I know best. Worldwide income reporting, foreign property disclosure, exchange rate exposure between the loonie and a dirham pegged to the US dollar, and the question of what any of it does to your existing tax position. Advice that stops at the border of the UAE is only half the analysis.
How we work
It starts with a conversation, not a listing. We talk about what you are trying to achieve, what you can commit, and over what horizon. Sometimes the honest answer is that Dubai is not the right fit, and we say so. When it is a fit, we share real transaction data and build a shortlist worth your attention before any introduction happens.
After a purchase, we stay involved. Management questions, reporting, and eventually the exit. The relationship is meant to outlast the transaction.
